Contaminated Land & Environmental Assessment

Phase 1 Desk Study

Our comprehensive Desk Study reports assess the potential for land contamination by reviewing historical, environmental and geological information, establishing a clear understanding of site conditions and potential risks. Our reports are tailored to the site’s specific characteristics and the project’s objectives, whether that is satisfying planning requirements, supporting a property transaction, or determining the need for further investigation.

Phase 2 Intrusive Site Investigation

Targeted Phase II Intrusive Investigations are undertaken to identify and characterise potential contamination and assess the environmental risks identified in the desk study. Our comprehensive investigations deliver reliable, site-specific data and the evidence needed to make proportionate decisions on risk and remediation, and support the discharge of planning conditions.

Remediation, Options Appraisal, Validation

We provide specialist advice on remediation strategies, options appraisal and the management of remediation works to address identified contamination risks. We support projects through to completion, including remediation verification and validation, providing clear evidence that agreed remedial objectives have been achieved and supporting regulatory sign-off.

Ground Gas Assessment

We undertake specialist ground gas monitoring and assessment to identify and evaluate potential risks from methane, carbon dioxide, volatile organic compounds and other ground gases. Our experience includes routine, continuous and instantaneous surface gas monitoring, and the assessment of site conditions and potential gas migration pathways to inform appropriate risk management and mitigation measures.

Removal of Fuel Tanks and Petroleum Storage Systems

We have significant experience supporting fuel tank and petroleum storage system removal, ranging from small above- and below-ground tanks through to petrol station decommissioning projects. We integrate seamlessly with appointed contractors to provide technical input throughout the removal process, including assessment of potential contamination, environmental monitoring, and validation of ground conditions following removal.

Human Health and Environmental Risk Assessment

Our specialist human health and environmental risk assessments evaluate the potential risks posed by contamination to people, controlled waters and other environmental receptors. We draw on site-specific data to establish the significance of identified risks and develop proportionate approaches to their management.

PFAS

We have extensive experience in the investigation and management of PFAS, having been involved with PFAS investigations across New Zealand since 2015. Our experience covers the assessment of PFAS contamination, sampling and investigation programmes, risk assessment, remediation and the management of PFAS-related environmental risks.

Environmental Monitoring & Compliance

Environmental Monitoring Point Installation

Drawing on extensive experience in the design and installation of monitoring wells and other environmental monitoring points, we undertake monitoring point installation in accordance with current best practice. Our approach ensures the collection of reliable, high-quality data that is fit for purpose and meets project and regulatory requirements.

Landfill and Ground Gas Monitoring and Risk Assessment

Specialist landfill and ground gas monitoring and risk assessment services are undertaken to identify and evaluate risks associated with methane, carbon dioxide and other ground gases. Our experience includes routine and continuous gas monitoring, instantaneous surface gas monitoring, the assessment of current and historical landfill sites, and subslab volatile organic compounds, together with the interpretation of monitoring data to inform robust ground gas and vapour risk assessments.

Groundwater and Surface Water Monitoring and Sampling

Our groundwater and surface water monitoring and sampling experience includes the design and implementation of monitoring programmes, groundwater level monitoring and the collection of groundwater and surface water samples for laboratory analysis. We assess water quality and potential impacts associated with contamination and other environmental risks.

Independent Site Monitoring and Supervision

Experienced and independent environmental site supervision supports the safe, effective and compliant delivery of excavation, earthworks and remediation projects. We monitor compliance with remedial and regulatory requirements, undertake sampling for assessment and validation, maintain clear site records, and liaise closely with contractors, engineers and regulators throughout the works.

03

Environmental Due Diligence

Private and Commercial Pre-Acquisition Assessments

We undertake environmental due diligence and pre-acquisition assessments to identify potential environmental risks, liabilities and constraints associated with commercial property acquisitions. Drawing on experience supporting commercial property transactions, we undertake independent technical review of reports, pre-purchase baseline assessments and targeted investigations to identify issues that may affect the value, use or future development of a property and support informed transaction decisions.

04

Environmental Litigation

Expert Witness

With experience presenting expert witness evidence on contaminated land matters before the Environment Court and leading environmental investigations on behalf of clients facing enforcement action by the Environment Agency in the UK, we specialise in providing reliable, independent, and impartial technical evidence in contaminated land cases. Clear and effective expert advice and evidence are critical to supporting successful case outcomes. We assist legal teams with the review of case information, collection and assessment of supporting evidence, preparation of written evidence and expert opinions, and technical advice on contaminated land and regulatory matters.

Third-Party Independent Review

We can provide cost-effective, independent technical review of environmental investigations, risk assessments, remediation strategies, and other contaminated land assessments. Our experience includes undertaking reviews for both regulators and private-sector clients, assessing the technical quality, adequacy and conclusions of environmental work and identifying key issues, gaps and areas requiring further consideration. Our specialist reviews assure the quality of environmental advice, giving our clients greater confidence in their decisions.

Advice and Guidance

Practical, independent advice helps clients understand and address contaminated land and environmental issues. Our expert opinion can assist with investigation, risk assessment, remediation, and regulatory requirements, supported by extensive experience across a wide range of sites and environmental challenges.

Regulatory Authority Support

Independent Technical Review

We can provide cost-effective, independent technical review of environmental investigations, risk assessments, remediation strategies and other contaminated land assessments. Our experience includes undertaking reviews for both regulators and private-sector clients, assessing the technical quality, adequacy and conclusions of environmental work and identifying key issues, data gaps and areas requiring further consideration. Our specialist reviews assure the quality of environmental advice, giving our clients greater confidence in their decisions.

Inspection and Monitoring

Our regulatory experience enables us to provide practical technical support to regulatory authorities across a range of environmental and planning matters. We undertake site inspections and environmental monitoring, review monitoring results and respond to technical queries, with findings, actions and recommendations clearly documented. We also provide advice on Part 2A matters and assist planning teams with inspections relating to planning applications, planning conditions and ongoing compliance.

Part 2A Support

We assist regulatory authorities in assessing and managing potentially contaminated land under Part 2A of the Environmental Protection Act 1990. This includes site prioritisation, site screening, site inspections and investigations, and advice on contaminated land determination. We also liaise with other stakeholders and provide technical input to regulatory decisions and the management of sites through the Part 2A process, including the preparation and submission of funding applications for eligible investigation and remediation works.

Training

We deliver practical training to regulatory authority officers on a range of contaminated land and environmental matters. Training is tailored to the needs and experience of individual teams and may cover topics including contaminated land assessment, site inspections, environmental monitoring, ground gas, risk assessment and emerging contaminants. Our training is designed to build technical understanding and give officers the knowledge and confidence to assess environmental issues and undertake their regulatory responsibilities effectively.
